Elon Musk’s satellite internet venture, Starlink Satellite Communications Pvt. Ltd., has officially marked its presence in India’s financial capital by leasing office space in Mumbai’s Chandivali area. The move signals the company’s growing commitment to launching high-speed satellite internet services in the country.

According to property registration documents accessed by Propstack, Starlink has taken up 1,294 sq ft of office space on the ground floor of the Boomerang building in Chandivali for a five-year lease. The deal, registered on October 14, 2025, carries a total rental value of ₹2.33 crore over the lease term.

The property is owned by Nikunj Sheth, and the documents indicate a stamp duty payment of ₹66,500 and a registration fee of ₹1,000. The company has also deposited ₹31.7 lakh as a security deposit.

Inside the Deal

Under the lease terms, Starlink will pay a monthly rent of ₹3.52 lakh, with an annual escalation of 5%. The firm will also cover common area maintenance (CAM) charges of ₹15.79 lakh over the five-year period. The leased office includes one car parking space, the documents reveal.

While Starlink has yet to issue an official statement on the move, real estate experts say the choice of Mumbai is strategic. “Elon Musk’s Starlink has chosen Mumbai as a key operational hub for its upcoming satellite internet rollout. Mumbai will play a strategic role for Starlink’s India operations as they push Starlink’s high-speed satellite connectivity,” said Raja Seetharaman, cofounder of Propstack.

Seetharaman added that Starlink’s entry could be “transformational,” enabling connectivity in regions where traditional fibre and mobile networks struggle. “This could transform connectivity for millions by overcoming limitations of existing networks,” he said.

Sharing Space with Bollywood’s Roshan Family

Interestingly, Starlink’s new office shares its address with a Bollywood powerhouse. The Boomerang building is also home to the Roshans’ company, HRX Digitech LLP, owned by actor Hrithik Roshan and his father Rakesh Roshan.

Earlier this year, HRX Digitech LLP purchased three office units in the same building for ₹31 crore, according to property records accessed by Propstack. These units, located on the first floor, span 13,546 sq ft and were officially registered on July 9, 2025.

This isn’t the Roshans’ first acquisition in the Boomerang complex. In September 2024, the family’s entity also purchased five office units on the fifth floor for ₹37.75 crore, covering a total area of 17,389 sq ft. The deal included a stamp duty payment of ₹2.26 crore and a registration fee of ₹30,000.

Mumbai’s Boomerang Building: A Celebrity and Startup Magnet

The Boomerang building in Chandivali, located in the bustling Andheri East area, has become a popular address for high-profile tenants — from Bollywood personalities to startups and tech firms. Its modern facilities and proximity to key business districts like Powai and Andheri make it a sought-after hub for both creative and tech-driven enterprises.

Starlink’s presence here adds a new layer of prestige to the location, aligning it with Musk’s ambitious plan to revolutionize global internet access.

Starlink’s India Ambitions Take Shape

Starlink’s Mumbai lease comes amid broader efforts to prepare for its India launch, which is expected to reshape the country’s internet landscape. The company plans to establish nine gateway earth stations across India — in cities such as Mumbai, Noida, Chandigarh, Hyderabad, Kolkata, and Lucknow — to power its satellite-communication network.

The company has applied for 600 Gbps capacity over India through its Gen 1 constellation, with spectrum provisionally assigned for demonstrating security compliance. Once approvals and infrastructure are in place, Starlink’s service could bring high-speed, low-latency internet even to India’s most remote corners — bridging the digital divide that traditional networks have long struggled to close.

A Symbolic Milestone

While the leased office may appear modest in size, its significance is anything but. It marks Starlink’s first physical footprint in Mumbai and a crucial step toward its India rollout.

By choosing India’s commercial capital — and setting up shop in a building that also houses Bollywood’s elite — Starlink is making both a strategic and symbolic statement: India is next in line for Musk’s satellite-powered internet revolution.
