Confirmed by Apple Chief Executive Officer Tim Cook during the company’s fiscal first quarter 2026 earnings call, the upcoming store will be located at Oberoi Sky City Mall in Borivali (East) and is expected to open in the coming months, highlighting Apple’s confidence in the Indian market’s growth trajectory. This will be Apple’s second location in Mumbai and its sixth full-fledged Apple Store in India, highlighting the tech giant’s dedication to the country’s growing consumer ecosystem.
The announcement follows a string of store openings across the country. Borivali Store: Location, Lease and Strategic Importance
The new Apple Store in Borivali will be housed on the ground floor of Oberoi Sky City Mall, a modern retail destination in Borivali (East), a well-connected suburb in the northern part of Mumbai. Apple has reportedly secured approximately 12,616 square feet of retail space, signalling a substantial investment in this location. The lease agreement signed in June 2025 spans nearly 10 years and 10 months, with an initial monthly rent of ₹17.35 lakh (around ₹2.08 crore annually), and includes a rent-free period at the start. Additionally, the contract features revenue-share components with periodic adjustments every three years, reflecting long-term planning on Apple’s part.
Borivali’s selection as the site for the new store highlights Apple’s strategy to expand retail accessibility beyond traditional high-end areas to emerging premium shopping destinations. Oberoi Sky City Mall is expected to attract high footfall from local shoppers and commuters, providing an opportunity for Apple to reach a broader cross-section of customers compared with its first Mumbai store, Apple BKC (Bandra Kurla Complex), which remains one of the company’s largest and most prominent locations in India.
Apple’s entry into suburban retail hubs like Borivali follows the success of the first store in Bandra Kurla Complex and other outlets in New Delhi, Bengaluru, Pune and Noida.
