Apple Faces Unintended Rivalry as Tesla Moves Next Door in Mumbai’s BKC

Mumbai’s Bandra Kurla Complex (BKC) has become a magnet for global tech giants, with both Apple and Tesla establishing significant presences. Apple’s lease agreement for its store in the Jio World Drive Mall includes clauses to keep direct competitors at bay. However, Tesla’s decision to open a showroom in the neighboring Maker Maxity building introduces an unforeseen proximity between these two industry leaders.

Apple’s Strategic Lease Agreement

In its endeavor to maintain a competitive edge, Apple secured a lease for its BKC store that explicitly prohibits 22 rival brands from operating nearby. This ‘exclusive zone’ clause ensures that competitors such as Microsoft, Amazon, Google, Facebook, LG, Sony, and others cannot establish outlets or display advertisements within the mall premises. The lease stipulates a monthly rent of approximately ₹42 lakh, with a 2% revenue share contribution for the first three years, increasing by 15% every three years thereafter.

Tesla’s Entry into BKC

Despite Apple’s protective measures within the Jio World Drive Mall, Tesla has finalized a lease for a showroom in the adjacent Maker Maxity building, also located in BKC. The showroom spans approximately 4,003 square feet, with Tesla committing to a five-year lease starting from February 16, 2025. The annual rent begins at around $446,000, with a 5% increment each subsequent year.

Implications of the Proximity

While Apple’s lease effectively prevents specified competitors from setting up shop within the same mall, it does not extend to neighboring properties. Tesla’s presence next door in Maker Maxity means that, despite Apple’s efforts, a significant tech competitor will operate in close vicinity. This development could influence foot traffic patterns, brand visibility, and consumer choices in the area.

BKC: A Hub for Global Tech Giants

The Bandra Kurla Complex has rapidly evolved into a preferred destination for international corporations. The presence of both Apple and Tesla underscores BKC’s status as a premier commercial and retail hub in Mumbai. This concentration of global brands is likely to attract a diverse and affluent clientele, further cementing the area’s reputation as a tech and luxury epicenter.
