Modulus Housing, a Chennai-based modular construction startup, has taken a major leap forward after raising ₹70 crore in its Series A funding round. The investment was led by Kalaari Capital, Hero, and Samarthya, with participation from SVAS, Sigma, Zetwerk founder Srinath, Sanjiv Rangrass and several other strategic backers. This marks Modulus Housing’s first institutional capital raise, signalling strong confidence in the growing modular construction movement in India.

A Bold New Approach to Construction

Founded in 2018 by IIT Madras alumni Shreeram Ravichandran and P. Gobinath, Modulus Housing was born from a simple but powerful belief—that construction doesn’t always need to be slow, unpredictable, and labor intensive. Instead, buildings could be designed like products, manufactured in controlled environments, and assembled efficiently at the final destination.

To bring this approach to life, Modulus relies on a cloud manufacturing ecosystem supported by partner factories. Their proprietary technology suite enables the design and production of modular units suited for low-rise infrastructure. These units are then transported to the site, assembled, and finished—dramatically reducing construction timelines while ensuring consistency and scalability.

Steady Growth Backed by Solid Financial Performance

Despite being in an industry still transitioning toward modern methods, Modulus Housing has demonstrated business maturity early.

The company states that it has already crossed ₹200 crore in cumulative revenue and currently operates profitably—a rare achievement for a hardware-driven startup.

In terms of year-over-year growth, Modulus generated ₹54 crore in operating revenue in FY24, up from ₹39 crore in FY23. This 38% rise reflects strong momentum and growing customer acceptance across industries such as healthcare, education, storage infrastructure and remote-site development.

A Widespread Project Footprint

Over the years, Modulus Housing has completed more than 1,500 modular buildings across 21 states in India along with select deployments in Africa.

Their projects include:

  • Modular hospitals

  • Schools and learning centres

  • Cold storage facilities

  • Rapid-deployment site offices

  • Distributed public and commercial infrastructure

The diversity of these deliveries demonstrates the adaptability of modular construction across geographies, climates and operational needs—from dense urban settings to remote terrains where traditional construction is challenging and time-consuming.

How the New Funding Will Accelerate Expansion

With the fresh capital infusion, Modulus Housing plans to strengthen core capabilities and expand its reach.

The company intends to:

  • Scale operations across India and enter select overseas markets

  • Expand its cloud manufacturing network to produce at greater speed and volume

  • Invest heavily in R&D to build a next-generation concrete-based modular platform

  • Advance green concrete technology to enable more sustainable building practices

These initiatives are geared toward making modular construction not just an alternative—but a mainstream building method for infrastructure development.
